A swimming pool builder designs and constructs the physical pool, while a swimming pool contractor takes responsibility for coordinating the complete project, including civil construction, waterproofing, plumbing, filtration, equipment and finishing. At DS Water Technology, we undertake these responsibilities as part of a complete swimming pool construction contract.
A pool needs waterproofing rated for permanent immersion and filtration sized for its volume and bather load. General civil contractors often use construction-grade systems that are not rated for this, so one pool-specific team should own the whole contract.
Our approach covers the project from site assessment and design through construction, equipment installation, testing and handover. We use defined scopes of work and Bills of Quantities so that the client can understand the materials, equipment and services included before construction begins.
Our swimming pool construction services include:
Residential swimming pools are designed around the available space, intended use, property architecture and maintenance requirements. We construct custom pools for independent houses, villas and private properties, with options for conventional, skimmer, overflow, infinity, plunge and custom pool designs.
The design can incorporate features such as underwater lighting, integrated spa or Jacuzzi areas, waterfalls, deck jets, automated chemical dosing, heating and safety covers.
Farmhouse pools generally offer greater flexibility in dimensions and landscaping. The pool layout can be coordinated with gardens, decks, outdoor seating, water features and surrounding architecture. Site access, excavation conditions, drainage and equipment-room placement are considered before finalizing the construction plan.
A rooftop swimming pool requires structural assessment before construction begins. Water alone weighs approximately 1,000 kg per cubic metre, so the combined load of water, the pool structure, finishes and people must be considered by the structural engineer.
For example, a 6 m × 3 m pool with 1.2 m average water depth contains roughly 21.6 tonnes of water before accounting for the pool shell and other loads. Rooftop pool construction therefore starts with structural feasibility rather than excavation or finishing.
We undertake commercial and institutional pool projects where filtration capacity, circulation, equipment access, safety, documentation and operating requirements need to be considered alongside the pool structure. For commercial pools we calculate the hydraulics so that the full water volume turns over in six hours or less.
Commercial applications can include:
RCC pools provide substantial flexibility in shape, depth and dimensions. They are suitable when the pool needs to be customized around a property’s architecture or when features such as integrated spas, unusual shapes, infinity edges or different depth zones are required.
Our concrete pool shells use M25/M30-grade RCC, Fe500 TMT reinforcement with 40 mm cover, treated construction joints and waterproofing designed for continuous water exposure.
Fiberglass/FRP pools use a factory-manufactured shell and can be installed faster than a fully constructed RCC pool. Their principal limitation is that available shapes and dimensions are more restricted than custom-built concrete pools.
They can be suitable when installation speed and a standard pool configuration are more important than extensive customization.
Shotcrete/gunite construction can be used for custom pool structures and complex shapes. The appropriate construction method depends on structural requirements, site conditions, design, access and project specification. We treat gunite as part of our concrete pool work: it suits complex shapes, and the method is fixed in the structural design before excavation begins.
Skimmer pools use surface skimmers to collect water for filtration and circulation. They are commonly considered for residential swimming pools where a conventional pool-edge design is preferred.
Overflow pools maintain the water level close to the pool edge and use an overflow collection and balancing system. The hydraulic design and level control require greater precision than a conventional skimmer arrangement.
Infinity pools create a visual effect in which water appears to flow beyond one or more pool edges. They require carefully designed overflow channels, balancing capacity and hydraulic circulation, making structural and equipment planning particularly important.
A residential concrete pool typically takes 8–12 weeks from excavation to filling. A site engineer supervises each key stage.
What are the waterproofing systems you will employ and the reasoning behind your choice?
The pool dimensions, depth, shape, circulation arrangement, filtration system, equipment location, finishes and optional features are planned together. Design decisions should be based on how the pool will actually be used rather than appearance alone.
Structural drawings define the pool shell, reinforcement and relevant construction details. Commercial and specialist pools may also require additional hydraulic, MEP and project documentation.
Excavation follows the approved structural dimensions, with appropriate working space and drainage provisions. Shoring or additional site protection may be required where nearby structures create excavation risks.
The reinforced concrete pool shell forms the primary structural enclosure. We use M25/M30-class RCC depending on project requirements, with reinforcement and treated construction joints.
Main drains, skimmers, return lines, balance tanks where required, pumps, filters and treatment equipment are installed according to the hydraulic design. Equipment sizing should correspond to pool volume, circulation requirements and expected use.
Waterproofing is a critical stage because the pool remains under continuous hydrostatic pressure. We use a two-layer approach of crystalline waterproofing in the concrete system and a surface-applied cementitious or polyurethane membrane, with treated construction joints.
The internal finish may include ceramic or porcelain tiles, plaster or other specified finishes. Material selection considers immersion, slip resistance, chemical exposure, cleaning requirements and appearance.
The plant room and pool equipment are completed with pumps, filtration systems, chemical treatment, heating equipment where specified and underwater lighting.
Before handover, the pool and equipment systems are tested. Water chemistry, circulation, filter operation, pressure, drainage and safety-related components are checked before the pool is placed into normal operation. For chlorinated pools, water chemistry is balanced to pH 7.2–7.6, total alkalinity 80–120 ppm and free chlorine 1–3 ppm.
The handover process includes equipment documentation, warranty information, operating guidance and maintenance recommendations. Commercial projects can also include operator training. AMC support is available after handover.
Swimming pool construction cost depends on the pool dimensions, depth, structural requirements, site conditions, excavation, waterproofing, filtration equipment, finishes and additional features.
Our indicative 2026 ranges for Delhi NCR are:
| Pool Type | Approximate Size | Indicative Cost |
|---|---|---|
| Small pool | 10 × 20 ft (about 200 sq ft) | ₹8–12 lakh |
| Standard family pool | 15 × 30 ft (about 450 sq ft) | ₹15–25 lakh |
| FRP modular pool | Standard/modular | ₹2.5–4.5 lakh including installation |
| Filtration and LED lighting | Added to the pool cost | Typically ₹1–2 lakh |
| Commercial turnkey pool | Project dependent | ₹60 lakh to ₹5 crore, by size and specification |
These figures are indicative rather than fixed quotations. Infinity edges, rooftop construction, deeper pools, specialty finishes, heating, automation, water features, difficult excavation and site-access limitations can increase the total project cost.
A final swimming pool quotation should therefore be prepared after understanding the site and defining the scope, equipment and finishes.
A swimming pool needs correctly sized circulation and filtration equipment to maintain water clarity and support effective sanitation.
We supply and install systems including:
The appropriate filtration system depends on pool volume, circulation requirements, bather load, operating hours and whether the pool is residential, commercial or institutional.
Pool waterproofing should be planned as part of the structure rather than treated as a final cosmetic coating. Construction joints, pipe penetrations, corners, shell surfaces and other potential water-entry points require appropriate detailing.
Before finishing, the waterproofed pool should undergo controlled water testing. Our process includes a 72-hour water test before tiling or plastering.
Existing leaking pools can also be assessed for structural cracks, failed waterproofing, damaged finishes and equipment-related issues before a renovation scope is finalized.
Delhi’s winter temperatures can make an outdoor swimming pool uncomfortable without temperature control. Depending on the pool and usage pattern, heating options can include heat pumps, solar heating and other heating systems.
Pool heating should be selected based on pool volume, desired water temperature, outdoor conditions, insulation, pool-cover use and expected operating hours. A properly sized heating system can be considered alongside filtration and circulation during the initial pool design rather than added as an afterthought. Heat pump output falls as outdoor temperature drops, so heating is sized for the coldest months rather than the annual average. A pool cover reduces overnight heat loss and running cost.
Delhi NCR projects can differ significantly depending on the property and location. Before construction, the swimming pool design should consider:
These factors can affect both the construction method and final project cost. A high water table in some areas needs dewatering and a stronger structural design. Hard borewell water is common across Delhi NCR and can scale tiles, heaters and probes if it is not corrected, so the water source is checked at the design stage.
Requirements vary by location and pool type. A pool within the approved building footprint may not need a separate building permit. Rooftop pools and pools that change the covered area need permission from the relevant authority, such as MCD or DDA. Hotel, sports and housing-society pools follow the National Building Code and are inspected by local health authorities before use. We help prepare the documents as part of the project scope. Confirm the rules for your plot with the local authority before work starts.
A professional pool construction contract should clearly identify the scope, materials, equipment, payment milestones, project timeline, exclusions and defect-liability provisions.
Our projects use fixed-price contracts with Bills of Quantities, a directly employed core team, dedicated site supervision during key stages and project documentation at handover. We do not subcontract waterproofing or structural work, and the founder, Dharmendra Singh, is directly involved in larger projects. A mobilisation advance of 20–25% of the contract value is normal, and later payments should follow completed, verified milestones.
The handover file can include equipment manuals, warranty information, service contacts, water-testing information and maintenance guidance.
Swimming pool warranties should distinguish between structural work, waterproofing and individual equipment because each component has different warranty conditions.
We state the defect-liability period and equipment warranties in writing in the project agreement. Typical periods are 12 months for residential pools and 24 months for commercial pools, covering structural defects, waterproofing failures and installation issues.
After construction, we also provide Annual Maintenance Contract services for swimming pool equipment and ongoing pool support. Maintenance can include water-quality checks, equipment inspection, filtration servicing, cleaning and troubleshooting according to the agreed AMC scope.
Before selecting a swimming pool contractor, compare the complete project scope rather than choosing the lowest quotation.
Ask the contractor:
A detailed quotation should identify important equipment and specifications rather than using a vague label such as “best quality.” Be cautious of a bid 30–40% below others for the same scope, and of an advance payment of 50% or more.
We were founded in Delhi in 2011 and have completed more than 500 swimming pool construction projects across residential and commercial categories.
Our project experience covers RCC swimming pools, pool hydraulics, waterproofing, filtration and related pool infrastructure. We also undertake residential, commercial and institutional pool projects across Delhi NCR and selected locations in North India.

For a project quotation, clients can discuss the proposed pool size, location, construction method, equipment specification and project requirements directly with the DS Water Technology team.
DS Water Technology is based in Rohini, Delhi and provides swimming pool construction services across the Delhi NCR region, including:
Project availability outside these locations can be confirmed based on the site, project size and requirements.
A swimming pool needs more than the pool structure itself. Filtration, circulation, heating, lighting and access systems should be selected according to the pool size, usage and project requirements.
DS Water Technology also supplies essential pool equipment and finishing solutions that can be integrated with swimming pool construction, including:
Selecting these components during the construction stage can help ensure that the pool's plumbing, filtration and equipment requirements are properly planned before commissioning.
How much does swimming pool construction cost in Delhi NCR?
A small residential swimming pool may start around ₹8 lakh, while we indicate approximately ₹15–25 lakh for a standard 15 × 30 ft family pool. Commercial turnkey pools can start around ₹60 lakh and increase with size and specification. Final pricing requires a site and scope assessment.
How long does swimming pool construction take?
A residential concrete swimming pool can typically require around 8–12 weeks from excavation through filling, depending on its size, design and site conditions. Commercial projects typically take 16–24 weeks. Weather, equipment delivery, changes in scope and site conditions can affect the final construction schedule.
What is the difference between a swimming pool builder and contractor?
A builder generally focuses on designing and physically constructing the pool, while a contractor takes broader responsibility for coordinating and delivering the contracted project. DS Water Technology undertakes both roles, covering construction, equipment, waterproofing, filtration, finishing, testing and handover under its project scope.
Can you construct a swimming pool on a rooftop?
Yes, but rooftop pool construction must begin with a structural feasibility assessment. The roof must be capable of supporting the combined weight of water, the pool shell, finishes, equipment and users. Structural design, waterproofing, drainage and equipment access must be addressed before construction begins.
Which is better, an RCC pool or a fiberglass pool?
RCC pools provide greater flexibility in dimensions, shape and depth and are suitable for highly customized projects. Fiberglass pools can be installed faster and are useful where a standard shell meets the requirements. The better option depends on the site, budget, required design, installation timeframe and long-term use.
Can you repair or renovate an existing swimming pool?
Yes. Existing pools can be assessed for structural cracks, leakage, damaged waterproofing, deteriorated tiles or plaster, and outdated filtration equipment. The repair scope is determined after inspecting the existing structure and equipment rather than applying the same solution to every renovation project.
Do I need permission to build a swimming pool in Delhi?
It depends on the plot and the pool type. A pool within the approved building footprint may not need a separate permit, while rooftop pools and pools that change the covered area need permission from the relevant authority, such as MCD or DDA. We help prepare the documents, and you should confirm the rules for your plot with the local authority.
What defect-liability period do you provide?
We state it in writing in the contract. Typical periods are 12 months for residential pools and 24 months for commercial pools, covering structural defects, waterproofing failures and installation issues. Equipment carries its own manufacturer warranty.
Does DS Water Technology provide swimming pool maintenance?
Yes. DS Water Technology provides post-construction Annual Maintenance Contract services. The exact AMC scope depends on the agreement and can cover equipment servicing, filtration, water-quality management, cleaning and troubleshooting. Maintenance requirements should be established according to the pool’s size, equipment and frequency of use.
What should be included in a swimming pool construction quotation?
A detailed quotation should identify the pool dimensions, construction method, structural work, waterproofing, plumbing, filtration, equipment, finishes, lighting and other specified features. It should also state exclusions, payment milestones, timeline, warranty/defect-liability terms and the process for handling changes to the approved scope.
Do you build commercial swimming pools in Delhi NCR?
Yes. DS Water Technology undertakes commercial and institutional swimming pool projects in Delhi NCR. Commercial projects require equipment and circulation systems designed around the pool size and expected usage, along with appropriate project documentation, operational requirements and equipment access.
